Introduction
When a leading global management consulting firm began evaluating its Mumbai workplace strategy, the question was not simply where to lease its next office. The client was at an important decision point: whether to continue its presence in BKC, an established corporate district, or relocate to Worli, an emerging premium business destination.
With approximately 30,000 sq. ft. of Grade A+ workplace space at stake, the decision had implications well beyond real estate. The new workplace needed to support the firm's long-term business plans, meet high workplace standards, deliver a strong employee experience and enable a seamless transition without disrupting ongoing operations.
This is where Anarock went beyond identifying available properties.
Turning a location question into a business decision
The first challenge was to establish what the right location meant for the client.
Rather than viewing BKC and Worli as competing micro-markets, Anarock evaluated both through the lens of the client’s broader business and workplace objectives. The team assessed the depth and quality of available and upcoming supply, building credentials, floor efficiency, connectivity, occupier ecosystem, ESG considerations and workplace suitability, while also factoring in commercial viability and execution timelines.
A comprehensive market exercise resulted in a long-list and subsequently a focused shortlist of premium Grade A+ developments. Each shortlisted option was evaluated through a common framework, allowing the client to compare not just buildings, but the long-term value proposition of each workplace option.
From analysis to transaction strategy
Led by Abbishek Sharma and Neha Manghani, Anarock brought together market intelligence, financial analysis and transaction expertise to convert the evaluation into a clear decision framework.
The team modelled different commercial scenarios, assessed the financial implications of the shortlisted options and led negotiations with relevant stakeholders. Technical due diligence was undertaken to validate the preferred asset, while transaction structuring ensured that the eventual solution remained aligned with the client’s requirements.
At the same time, the team established a disciplined governance mechanism around the transaction. Regular stakeholder reviews, milestone tracking, risk identification and decision support helped maintain alignment across the various stages of the process.
A critical consideration throughout was business continuity. The objective was not merely to secure the new office, but to ensure that the transition from the existing workplace could be planned around ongoing business requirements, minimising operational disruption.
A strategic move to Worli
The process ultimately led the client to Altimus, Worli, where it secured approximately 30,000 sq. ft. of chargeable office space in a premium Grade A+ development.
The outcome represented more than a successful office lease. It marked a strategic shift from evaluating the next available workplace to selecting a location that could support the firm’s future workplace ambitions.
The transaction brought together the factors that mattered most to the client — premium building quality, connectivity, workplace environment, commercial value and execution certainty — within a decision-making process grounded in business continuity.
The Anarock difference
The value created in this transaction lies not in presenting more options, but in helping the client make the right choice among them.
By combining market intelligence with workplace strategy, financial modelling, commercial negotiation, technical diligence and transaction governance, Anarock transformed a complex “BKC or Worli?” question into a clear, evidence-backed real estate decision.
The result was a workplace solution designed not just for where the business is today, but for where it intends to be tomorrow.
This is the role of strategic real estate advisory: not simply finding space but helping businesses make better decisions through real estate.
